Análisis del mercado inmobiliario en España y Baleares

Abstract

[spa] Disponer de vivienda a unos costes razonables siempre ha sido una cuestión importante para la población española. En los últimos años ha presentado una tasa de crecimiento acumulado superior a la media de la OCDE. Este estudio tiene como objetivo investigar la evolución de los precios inmobiliarios y del arrendamiento de viviendas en España y las Islas Baleares. El trabajo consta de tres partes; una primera parte de revisión teórica y marco histórico. Una segunda parte donde se analizan las principales características de la estructura de la demanda y de la oferta la vivienda en España. Por último, se realiza un análisis centrado en la evolución del sector en Mallorca en general, tanto en Palma como en la “Part forana”.

[eng] Housing affordability has always been one of the top preoccupations of the Spanish population. The accumulated increased rate of the prices of houses has been superior to the average of the OECD in the last years. The objective of this study is to investigate the evolution of house prices, including rental prices, in Spain and Majorca. The study consists of three parts. In the first one is a revision of the historical background and the economic theory of housing markets. In the second part I analyse the characteristics of the structure of demand and supply of housing and the impact of the most relevant macroeconomic events in this market. Lastly, I develop an analysis focused in the evolution of the sector in Mallorca, both in Palma and in the "part forana"
