Proyecto de viabilidad económica. Hotel Rural en traspaso

Abstract

[spa] La idea de este estudio de viabilidad nace del interés particular de conocer el resultado que pueda llegar a tener la adquisición de un hotel rural en traspaso y cómo el histórico de sus resultados contables pueden ser alterados significativamente incorporando algunas novedades que lo diferencien y así, analizar si el traspaso y la nueva estrategia de posicionamiento, resultan rentables. Para comenzar, se hará una breve descripción del hotel a traspasar, donde se detallarán sus características y las posibles modificaciones que se piensan hacer para diferenciarse respecto a los hoteles del mismo sector. Para la elaboración del estudio de viabilidad se utilizarán los datos facilitados por el actual inquilino, incorporando a su vez, lo que se estima de incrementos, tanto de gastos como de ingresos y así obtener la previsión de flujos que serán de utilidad para emplear los diferentes indicadores que informarán al respecto y decidir si resulta rentable dicha inversión.

[eng] The purpose of this feasibility study is to establish the potential success of a new positioning strategy on the acquisition of a rural hotel. The positioning strategy will be defined by utilising historic accounting results that have been altered to include various hypotheses to discover the best possible positioning strategy. To start, a description on the current state of the business for the hotel to be acquired will be provided. This will detail the current characteristics of the hotel and will also include the proposed modifications that will differentiate the hotel from its competitors in the same sector and geographic location. The preparation of the feasibility study will utilise data provided by the current owner. This base data will include, the hypotheses which, are based on predefined KPIs (key performance indicators). In turn, these hypotheses will be benchmarked against the base data and include forecasting of the KPIs to establish the feasibility of a profitable acquisition.
