Análisis de viabilidad de un hotel

[spa] El principal objetivo del trabajo en cuestión pretende analizar un estudio de viabilidad para la creación de un nuevo proyecto hotelero y así determinar la rentabilidad de la inversión y su puesta en marcha. En el estudio de dicho análisis empezaremos detallando y analizando la ubicación del hotel y sus características. En nuestro caso, un hotel de cuatro estrellas ubicado en las Islas Baleares, concretamente en Cala Ratjada, Mallorca. Finalmente, con toda la información generada y con los datos calculados, se llevará a cabo el análisis de viabilidad del proyecto, determinando los flujos de caja en un plan de 5 años para así alcanzar la rentabilidad del proyecto (o no) a partir de tres de los criterios de valoración de inversiones más reconocidos y utilizados: el VAN, la TIR y el payback.

[eng] The main objective of the project is to analyze a feasibility study for the creation of a new hotel project and thus determine the profitability of the investment and its implementation. In the study of this analysis we will begin by detailing and analyzing the location of the hotel and its characteristics. In our case, of four-star hotel located in the Balearic Islands, specifically in Cala Ratjada, Mallorca. Finally, with all the information generated and the data calculated, the feasibility analysis of the project will be carried out, determining the cash flows in a 5-year plan in order to achieve the profitability of the project (or not) from the three of the most recognized and used investment valuation criteria: NPV, IRR and payback.
