Análisis de viabilidad de una inversión turística

[spa] En este trabajo se analiza en profundidad la creación de un nuevo hotel de 4 estrellas, con 215 habitaciones, cuyo nombre será “Aqua Nova”, en la zona de Ca’n Picafort, Mallorca. Para dicho proyecto, en primer lugar, se determinará el desembolso inicial de dinero va a requerir la inversión, en segundo lugar, se estimarán los cash-flows de los primeros cinco años, y por último, se aplicarán criterios de valoración de inversiones, VAN, TIR y Payback con la finalidad de obtener un resultado acerca la rentabilidad que la inversión puede aportar. Además, se analizará el proyecto en un escenario optimista y otro pesimista, y finalmente se llegará a una conclusión respecto a la realización, o no, de dicho proyecto.

[eng] This paper analyzes in depth the creation of a new 4-star hotel, with 215 rooms, whose name will be “Aqua Nova”, in the area of Ca’n Picafort, Mallorca. For this project, firstly, the initial outlay of money required for the investment will be determined, secondly, the cash-flows of the first five years will be estimated, and finally, investment valuation criteria, NPV, IRR and Payback will be applied in order to obtain a result about the profitability that the investment can provide. In addition, the project will be analyzed in an optimistic and pessimistic scenario, and finally a conclusion will be reached as to wether or not the project should be carried out.
