Alquiler turístico urbano y lucha vecinal en Mallorca, Menorca e Ibiza

Abstract

[spa] Este trabajo académico analiza los impactos negativos que genera el alquiler turístico en las Islas Baleares y como los residentes se manifiestan y protestan en contra de las estancias turísticas vacacionales. El motivo de la elección de esta temática se debe al aumento de precios del alquiler y el rechazo de los turistas por parte de los residentes. Para ello realizamos una investigación cualitativa analizando leyes, periódicos y revistas y cuantitativa, analizando base de datos de Ibestat e Idealista. Por lo tanto, el alquiler turístico genera problemas sociales, urbanísticos y económicos. Por consiguiente, los residentes pertenecientes a organizaciones en contra del alquiler turístico se manifiestan y realizan actos vandálicos para protestar. Sin embargo, también existe organizaciones a favor del alquiler turístico que velan por la seguridad y la calidad entre los propietarios y los clientes. Para regular el alquiler turístico existe la zonificación que determina donde puede comercializarse las viviendas vacacionales. Además, la administración de Menorca y Mallorca han creado una aplicación para poder verificar si el número de licencia de la estancia vacacional es legal.

[eng] This academic project analyzes the negative impacts generated by tourist rental accommodation in the Balearic Islands and how residents protest against the tourist rental accommodation. The reason for choosing this topic is due to the increase in rental prices and the non-acceptance of tourists by residents. For this we carry out a qualitative investigation analyzing laws, newspapers and magazines and quantitative, analyzing databases of Ibestat and Idealista. Therefore, tourist rental generates social, urban and economic problems. Consequently, residents belonging to organizations against tourist rental accommodation demonstrate and carry out acts of vandalism to protest. However, there are also organizations in favor of tourist rental accommodation that ensure safety and quality between accommodation owners and guests. To regulate the tourist rental there is the zoning that determines where the tourist rental accommodation can be marketed. In addition, the administration of Menorca and Mallorca have created an application to verify if the license number of the tourist rental accommodation is legal.
