Análisis de viabilidad de un proyecto de inversión hotelera

Abstract

[spa] En este presente trabajo de fin de grado se realiza una valoración de un proyecto de inversión hotelera. En primer lugar, se ha estudiado el entorno del hotel a través de técnicas como el análisis DAFO, lo que permite evaluar la posición estratégica del hotel. En segundo lugar, se han detallado las principales características del hotel a construir, como ahora la localización, categoría, habitaciones, etc. Luego se han determinado las principales variables requeridas para realizar el análisis de la valoración del proyecto. Para ello se han estimado la inversión inicial, el coste de capital, el grado de ocupación, el precio por habitación y los flujos de caja esperados. Por otra parte, se han usado el VAN, TIR y Payback como métodos de valoración de la viabilidad del proyecto. Finalmente, se ha llevado a cabo un análisis de diferentes escenarios posibles.

[eng] In this final degree project, an assessment of a hotel investment project is carried out. In the first place, the hotel environment has been studied through techniques such as SWOT analysis, which makes it possible to evaluate the hotel's strategic position. Secondly, the main characteristics of the hotel to be built have been detailed, such as the location, category, rooms, etc. Then the main variables required to carry out the analysis of the project valuation have been determined. For this, the initial investment, the cost of capital, the degree of occupancy, the price per room and the expected cash flows have been estimated. On the other hand, the NPV, IRR and Payback have been used as methods for assessing the viability of the project. Finally, an analysis of different possible scenarios has been carried out.
