Análisis de las incidencias del alquiler vacacional en Palma de Mallorca

[spa] El alquiler de viviendas para uso turístico es un epígrafe dentro del sector turismo que es muy relevante dentro de la economía española porque genera importantes aportes al crecimiento de la economía, pero en los últimos años el alquiler de viviendas turísticas ha generado cierta controversia entre los vecinos que residen en las zonas turísticas autorizadas, debido al aumento significativo de esta actividad promovido principalmente por plataformas digitales conocidas como peer to peer, han propiciado que esta actividad haya crecido a pasos agigantados debido a lo rentable que ha sido para dueños de propiedades y para las plataformas per se, sin embargo ha traído consigo alteración de la convivencia entre vecinos e inquilinos, por lo que ha tenido que ser necesario ir actualizando las normativas legales que regulen la actividad. Al respecto la mayoría de las comunidades autónomas han aprobado su precepto jurídico/ CCAA y Palma no ha sido la excepción, la intención de esta investigación es analizar las repercusiones implícitas que conllevan los alquileres vacacionales en masa y entender la interpretación del legislador al respecto.

[eng] The rental of housing for tourist use is an epigraph within the tourism sector that is very relevant within the Spanish economy because it generates important contributions to the growth of the economy, but in recent years the rental of tourist housing has generated some controversy among residents who reside in authorized tourist areas, due to the significant increase in this activity promoted mainly by digital platforms known as peer to peer, have caused this activity to grow by leaps and bounds due to how profitable it has been for property owners and for the platforms per se, however, it has brought with it a change in the coexistence between neighbors and tenants, which is why it has had to be necessary to update the legal regulations that regulate the activity. In this regard, most of the autonomous communities have approved their legal precept / CCAA and Palma has not been the exception, the intention of this research is to analyze the implicit repercussions that mass vacation rentals entail and understand the interpretation of the legislator in this regard.
